New Communities
New communities are being developed left and right in Tampa and
the surrounding areas. There are plenty to choose from. Most
of these communities are surrounded by nice conservation area
that is mostly populated by tall cypress trees. These trees
dominate the cypress creeks and wetlands all over Florida and
they are a big part of its water resource.
Amongst the fastest growing cities in the area are New
Tampa, Wesley Chapel, Lutz, Land O Lakes, Odessa and Trinity to name a few. A new community, Mira Bay in Apollo
Beach, consists of several home designs for people who loves
the relaxing experience of coastal living.
CDD and DEED RESTRICTIONS
There are different types of communities around the Tampa
area that you can choose from, most of which are "Deed
Restricted." Deed restrictions offer the home
owners an advantage because it protects the value of their
homes. They are enforced by the Home Owners
Association (HOA) and annual fees generally run between $8.00
to $400.00 depending on the community. 99% of these
subdivisions are gated for added security.
A community or subdivision could also have what is called a
CDD (Community Development District). These communities
separate themselves from the others as it is built around a
huge conservation area and/or golf course. They usually have a
nicer entrance, beautiful landscapes, a huge club house, pool
area, tennis, exercise room and playgrounds that are
shared by the homeowners. CDD cost varies per community and
they range from $700 to $2500 per year.
The CDD works in conjunction with the HOA as regulatory
agencies that oversee the communities' basic infrastructure.
